Equity Choice Amortization Schedule

Year Home Value

This is the home value at the end of each year. This value changes depending on the home price appreciation slider you adjust above.
Principal + Interest

You owe no principal or interest payments on EquityChoice until the balloon payment date at maturity. This is the Original Principal balance plus the interest calculated at the note rate and capitalized on a negatively amortizing basis.
Shared Appreciation Amount

This shows you how much you will be sharing in your home’s appreciation, if the value rises. If your home depreciates below the value we agree to at closing, you only pay for principal and interest on the loan.
Capped Payoff Amount

EquityChoice is unique because there is a maximum amount that you might owe each year. This is the most you will owe at the end of each year.
Payoff Limit Capped?

This tells you whether the annualized home price appreciation you input on the slider in our calculator was sufficiently high to hit the capped payoff amount.
Actual Payoff Amount

This is how much you will have to pay back at the end of each year. If you wanted to pay off your loan in full, this is how much you will have to pay back. Reminder: you can pay back your loan balance at any time without fees or prepayment penalties

All calculations based on a compounding monthly, negatively amortized basis.

*The Effective Rate shown above is for educational and illustrative purposes only. The Effective Rate is not used to calculate the amounts you owe under your EquityChoice loan. Your actual payment will be determined by the sum of your Note Rate, which is 4.25% (which equates to an 4.589% APR), plus Newfi’s share of the shared appreciation in your home, if any. Please speak to your advisor and reference your EquityChoice disclosures for additional details on how EquityChoice works.
